Marcuse Realty Tenants

APPLICATION INSTRUCTIONS

It is important that each applicant fill out a separate application, and is 18 years of age or older. It is required the entire application is completed; failure to supply information can mean denial of the application. Application/Processing Fee $25.00 per applicant, are non-refundable. Marcuse Realty accepts only signed applications. If a cosigner is considered, the person applying as a cosigner must complete an application. Marcuse Realty processes applications after payment and all supporting documentation has been received. Please include a copy of verifiable photo identification; driver’s license, military ID, state ID, or passport, most recent pay stubs, or other documentation verifying income. The applicants are not guaranteed approval by submitting an application, many factors are considered in the process, including; income, credit, and tenancy verification.

Basic Criteria

The general criteria for all applicants is enough income to support the ability to pay the rent, usually 3X the amount of rent gross, and the ability to care for the property. Credit history and tenant history is also factors in qualifying for a rental property.

Income

To be included with application is proof of income; YTD paystub, any documentation from an agency which you receive a monthly income; social security documentation, monthly stipends, trust funds, and other sources that will reflect the ability to make monthly rental payments. Self employed individuals must provide 2yrs most recent tax returns, and 3 months most recent bank statements.

Credit

Marcuse Realty obtains a credit report for all applicants. Marcuse Realty accepts discharged bankruptcies, and foreclosure history, if the prospective tenant has re-established good credit, or other existing credit shows a history of responsibility of timely payments. Negative credit reports can be grounds for denial of application.

Rental History/Property ownership

Marcuse Realty requires a minimum of two (2) years of rental history, and /or homeownership. All references must be verifiable and family references are not accepted. Negative credit reports can be grounds for denial of an application.

Acceptance/Denial

Marcuse Realty notifies applicants of acceptance or denial within 3-5 business days of application, unless verification of information provided cannot be obtained. If more documentation is required, applicant will be notified. If accepted, applicants are required to pay $500.00 deposit to hold the property, non-refundable if you do not rent the property, but will be applied to your move-in cost when you take possession of the rental property. All applicants applying together must qualify denial of one applicant results in denial of all applicants. Giving false information is automatic grounds for denial.
